Updating Home Sale Numbers in Tooele: July 2010 sales drifted down!

Tooele Utah Real Estate declined on the number of sold homes last month. According to Wasatch Front Regional MLS, 25 have been reported as sold last month. Last month’s home sales dropped 30.86 percent on its year over year change of sales from 36 sold homes last July 2009. A 34.21 percent decrease was noted for its monthly change of sales.

Tooele Utah Homes for Sale got a median sold price of $155,500 of which rose 7.91 percent from $143,199 of July 2009 and up from $146,500 of June 2010.The months of inventory went up to 12. 8 from 7.98 during June this year.

Recently, there are 320 actively listed residential homes for sale in Tooele Utah; up 21 from a month ago. The number of under contract properties reached 49 in the market. The sudden decline of home sale numbers in Tooele probably brought by the effect of the just ended tax credit incentives of which home buyers were encouraged more to buy properties during Spring time rather than this starting season.

Tooele’s home sales up for Q2 2010!

Tooele Utah Homes for Sale has performed another good quarterly sales for this year. As noted by Wasatch Front Regional MLS, around 128 homes have been sold out for the 2nd quarter of 2010 of which drifted up 37.63 percent from 93 sold homes made during the 1st quarter of 2010 and still up 15.31 percent compared from 111 homes sold last Q2 of 2009. Second quarter of 2010 and 2008 both gained the same number of sold homes in Tooele Utah Real Estate for sale.

These home sales also drawn numbers on the median and average sold price in the market. The median sold price of Q2 2010 reached $147,000 of which higher from $139,100 of Q1 2010 but down from $170,000 of Q2 of 2009. In terms of average sold price, it went up to $148,112 from $141,072 of Q1 this year but drifted down from $166,855 of Q2 last year in Tooele Ut Homes.

The median CDOM falls down to 64 from 80 of the previous quarter this year while further home sales got an average CDOM of 98.

Tooele Utah Real Estate had a down market in terms of sold homes last month. The number of homes sold went down 11.11 based on its year over year change of sales. Around 32 homes were sold last month and lower than 4 more sold homes compared to May last year.

The median sold price went down to $155000 from $170450 of May last year and was up from $149900 of April 2010. Months of inventory went up to 7.98 from 5.52. It’s still a buyer’s market in Tooele Utah Homes For Sale.

The number of residential homes is 293 of which 55 went under contract.

Looking at the numbers of home sales in Tooele Utah Real Estate gave me a feeling of satisfaction. The sales showed off good numbers in the market. Last month’s sales increased 65.31 percent and sold out 49 properties which was higher by 32 more homes sold compared with February this year.

Its year over year change of sales drifted up 42.86 percent in the market. The median sold price went down to $135200 from $166450 of March last year. The months of inventory is 6.26 which means that there’s a balanced in the real estate market. The median dollar per square foot is $69.85 and there are 3 median bedrooms and 2 median bathrooms for sold properties in the market.

Equity Loan returns in the market: Viewing Bank’s budget!

Recently, bank’s latest move focuses on the equity loans availability next year. The budget will be higher than in 2008. According to a known source, Moody’s Economy.com, stressing about equity loans will increase in budget to $36 billion as lenders prepare for new home equity loans.

As preparation for improvements of homes and other necessities, as the money will be concentrated more on the said needs, the budget for this new equity loans is much bigger than what had spent during 2008′s budget from $34 billion equity loans.

The budget will focus more on to house improvements and other matters considering house renovations and the like. According to the Chief economist at Freddie Mac, Frank Nothaft, the only difference of the budget is that the way the money will be spent because most of it will go forth to home improvements and “Consumers are better at managing their own personal balance sheet as a result of the difficult recession w went through.”

First-time Home Buyers will flood the market in 2010!

Home Sales in 2009 made a fantastic notch up in the real estate market as its numbers outnumbered the sales in 2008. Several real estate professionals said that 2010 will be a productive year since first time home buyers will increase in numbers.

As the year of the Metal Tiger starts, the real estate market is expecting a flooding first-time home buyers in the market. With these happenings, real estate market will gain higher numbers of home sales as the expanded and extended credit is still on the air and spring season is fast approaching.

Predictions came out from the chief economist at Moody’s Economy.com, Mark Zandi, saying that there will be around 1.84 million homes sold to first-time home buyers in 2010 compared to 1.73 million homes in 2009.

According to Ray Boss Jr., a practitioner with RE/MAX Realty Group located in Maryland, saying as well as real estate professionals will still have a time to scan through several house listings and evaluate market trends and home pricing. Also, he added that, “I would want someone who is going to look out for my interests first and foremost,” “Someone who knows the contracts, who has experience negotiating, and who can walk me through the entire process smoothly — step by step — and make sure I get the house that’s right for me.”

Foreclosed Luxury Homes for auction sale are getting higher by numbers in 2009

Based from a report that came out few days ago, the number of luxury homes in foreclosure for auction sale have increased last year. Several home owners have chosen to auction sale their foreclosed real estate properties. These multi-million luxury homes in foreclosures were preferred by many home owners to be sold out in the market for quite period of time.

The number of at least a million dollar properties of which 18,817 were being foreclosed in the market is getting higher last year. These properties climbed up 162 percent from 2008 according to Realty Trac foreclosure marketer.

Experts say that the prices of $1 million-plus properties fell down 25%It earlier since 2007. Home owners preferred to auction their properties for easier distribution of houses on sale and the like.

Factors that drive them are practicability and faster way of home selling and buying.

Foreclosure rates rocketed down 10% during January 2010

Changes happens anytime of the day and every single centavo counts. In real estate business, a sudden fluctuation causes sudden change in the market curve. Recently, a news came out that foreclosure rates suddenly dropped off 10 percent in January 2010 compared a month ago.

When do we say that Foreclosure happens in real estate market? Foreclosure takes place when the property of a homeowner is being seized by the holder of a mortgage in which he/she has not made interest and/or principal payments on time as stipulated in the mortgage contract. Realty Trac’s report lately pointed out that the year over year change drifted up fifteen percent this year.

Numerous states in the U.S. such as Nevada , Arizona, California, Florida, Utah, Idaho, Michigan, Illinois, Oregon, and Georgia were on the top ten list which have higher foreclosure rates in the market.

As calculated, a 60 percent of the national total of foreclosure rates was accounted to the six states in US. The following states are California, Florida, Arizona, Illinois and Michigan and other states not mentioned.

RealtyTrac’s CEO James Saccacio said that,“January foreclosure numbers are exhibiting a pattern very similar to a year ago: a double-digit percentage jump in December foreclosure activity followed by a 10 percent drop in January, then a surge in foreclosures over the next few months.” He predicted that foreclosure rate is expected rise this coming months.

Tooele’s market condition in January 2010

January Home Sales in Tooele were a little bit identical to a year ago as far as number is concerned. MLS report showed a one more home sold during January’s home sale performance compared to the same month a year ago. Around 23 homes were sold last month while there were 22 homes were sold out last January 2009 which all boils down to an increase of 4.35 percent from a year over year change in the number of home sold.

Last month, home sale’s median price was $135,150 and had an average price at $137,751. The average price this year went down $15,000 which is lower than the previous year. While its median price is almost $15,000 lower this year.

In the coming months, it is expected that the number of home sales will be up as the expanded and extended tax credit is ongoing this year.

December 2009 Home Sales in Tooele revealed!

Tooele Utah Real Estate showed off a decreased on the number of sold homes during December of 2009.Around 35 homes were sold in the market. A decrease of 2 more homes was noted compared from previous month which sold around 37 homes out in the market. Although, there was a little disparity between the two months of sales if compared to 2008 of the same month, a 31.43 percent increased was noted and it’s not quite a bad month for 2009 since the last quarter of the said year did a good job.

Moreover, the original list price of homes sold in Tooele Utah Homes for Sale was $145,000 with a median price at $130,900. Its year over year change of sales price dropped 20.40 percent in December last year.
